Property LocationsSheridan Square I, 895 Third Street Tillamook, OR 97141Sheridan Square II, 893 Third Street Tillamook, OR 97141SUMMARYResponsible for the day:to:day operations of an assigned property. The Community Manager will maximize the propertyA?s net operating income and otherwise facilitate optimum performance of the property, which includes effectively coordinating business operations of HUD/RD or Tax Credit properties, leasing, collections, marketing resident services, maintenance, risk management, expense control, information reporting, and compliance with applicable laws and company policies. Overseeing complex operations, ensuring that the highest possible occupancy is maintained through continuous outreach efforts and advertisements as specified by the Affirmative Fair Housing Marketing Plan.* Complete and submit timely weekly reports. Maintain neat and legible records at all times.* Perform property inspections, so as to ensure visual appeal of property and maintain hazard:free conditions.* Inspect buildings and grounds to ensure cleanliness and alerts Maintenance to items that need to be repaired.* Maintain organized file system for resident information.* Work with Maintenance Technician to manage vendor selection and relations, so as to ensure quality performance.* Develop, plan, and implement resident retention strategies.* Communicate with supervisor regarding the overall function of the property.* Implement Cascade ManagementA?s policies as found in the Operations Manual.* Ensure compliance with applicable federal and state regulations associated with business operations.
