Job Description POSITION RESPONSIBILITIES Manage operations of portfolio of approximately 1,000 apartment units Manage property management team effectively to foster productivity and continued development Conduct property visits as required to ensure property meets Oakbrook standards Partner with Director of Training and Employee Development to ensure all training is scheduled for employees to ensure proper tools are provided to employees Partner with Recruiter to ensure proper sourcing is conducting to attract top talent for open positions Review annual operating and capital budgets. Monitor monthly income and expenses for compliance with approved operating budgets. Evaluate variances from approved budget. Monitor marketing activities including quarterly market studies of competitive projects. Monitor status of resident maintenance requests. Oversee the marketing of apartments according to Fair Housing guidelines, approval of applications, lease preparation, and Resident Selection Plan. Monitor preventive maintenance programs and implementation of all approved physical improvements. Develop annual salary adjustments with Property Manager and forward to Division Manager. Maintain open lines of communication with Division Manager to ensure prompt, effective, and professional management operations. Maintain a positive working relationship within Oakbrook Corporation, the community, employees, residents, owners and/or agencies. Represent the company at all onsite governmental or investor inspections. Comply with all procedures and policies outlined in on-site operations manuals and personnel manuals. Regular and predictable attendance. QUALIFICATIONS To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. EDUCATION AND EXPERIENCE High school diploma or GED and at least 5 years of multi-site supervisory experience in the property management field. Bachelor’s Degree preferred. Real Estate License preferred; must be willing and able to obtain a Real Estate License for all applicable states. Must have high level of interpersonal skills to handle tenant and employee situations. Position continually requires demonstrated poise, tact and diplomacy. Must be able to interact and communicate with individuals at all levels of the organization as well as the public. Must be able to physically inspect property. Must have working knowledge of software applications (MRI, AVID, VMS) used at Oakbrook and in word processing, spreadsheets, database and presentation software (MSWord, Excel, e-mail, etc.).
