Here is info from CSSI for CPAs.. Cost Segregation can significantly reduce taxes for commercial building owners . Most commercial building owners are overpaying their taxes if they are not taking advantage of cost segregation. This is a summary on how the numbers work using Cost Segregation. By accelerating depreciation in accordance with established rulings, this strategy can reduce income taxes by $35,000 for every $500,000 in building cost It will usually bring 6-10% of the building and/or renovation costs back to the owner through this tax reduction. We have performed over 17,000 studies in all 50 states, and for building values from $250,000 to $400,000,000. If you are working with a commercial building owner that might want to look at this, we also offer to pay a consulting /referral fee. I would be glad to walk you through this quickly if you have any questions.

Our studies also put a valuation on building systems so it helps CPAs to be compliant with the new TPRs.

We do a no-cost analysis of your property so you can see how much we can save you in taxes. To get the no-cost analysis, email me the following:
(most of our clients will want to review the analysis with their CPA especially if they have a tax liability).
1)Building cost and/or improvements costs (not including land).
2)The date you acquired the property.
3)What your property is used for (any type of commercial building: office building, strip mall, car dealership, grocery store, apartment bldg, etc.)
